Eave Vents
Eaves ventilation is important as it allows an airflow through the lower section of the loft and can help prevent loft condensation which is becoming common during
winter months, especially as more and more homeowners improve roof insulation - which can restrict the ventilation of a property.
Below you can find some examples of roof eave ventilation products which can be installed quite easily by a roofing contractor.
For an existing roof line
If the fascia and soffit boards are not being replaced then the easiest way to vent the loft via the eaves is to use soffit board vents
which are secured to the soffit boards.
A hole is cut into the existing boards and the vent simply slots into place.
The vents can be either circular or rectangular as shown in the image.
It is however very important that these vents are not used on asbestos soffit boards as cutting or drilling these boards will produce harmful asbestos dust.
Asbesto boards look similer to cement so if the soffit boards are made of a non timber, cement type board then it is highly likely that they contain harmful asbestos particles.
Fascia vents
As an alternative to the unattractive soffit vents there is the option to install over fascia
ventilation strips which are fixed to the top
edge of the fascia boards and are almost invisible as they are located behind the guttering.
Over fascia vent
There are two sizes of over fascia eave vents - 10mm or 25mm.
The 10mm is the preffered size, the vent strip is simply nailed to the top edge of the fascia board - It is a popular ventilation product for many Upvc roofline
installers as it so simple to fit and is not visible from ground level.
Pre moulded soffit vents
If a new roofline is being installed then pre vented Upvc soffit boards can be used.
However it may be best to use the over fascia vents - at least from a visual perspective.
